My friend and I were walking the 38 mile Downslink from Guildford to Shoreham and wanted to stay in B&B for the night halfway through our journey. We found this place online at a very good value price of £45 for a twin room. The house itself is set right back from the road and we didn't expect much due to the price, but were really pleasantly surprised at the lovely home and Jeff and his wife who run it. The room was very comfortable and perfect for our needs. They have a twin, a double and a single room, with three bathrooms across the hall to accommodate guests. They serve a breakfast of cereals and toast with home made marmalade and a wide selection of cereals and spread. You don't get a cooked breakfast and that is indicative of the prices charged. In the evening after our arrival we went to the local pub which was 7 minutes walk away: The Lintot and also The Cock Inn which is a little nearer. Both were okay, no culinary delights but perfect for us weary walkers and very friendly. The house is gated with the name on and down a gravel driveway - it was dark when we arrived and could have easily missed it so one should be aware of that if arriving after dark. All in all a very positive experience which we wanted to share on here as they really do deserve the business and are lovely. They do have a small internet advert which gives details of all prices as well.

A really nice place. Full of character with a gorgeous garden. Spotlessly clean and comfy. Good sized twin room with basin and huge wardrobe. Coffee, tea etc in room and Jeff supplies a jug of fresh milk. This place is ideal for people visiting Christ's Hospital School. Breakfast is toast and cereal, fresh juice and tea or coffee. The b&b is on a corner past the cricket club down a long drive. Its easy to miss in the dark. Well worth the money. Lovely owner though don't bring up politics!|

Stayed over as going to see OMD. ||Perfect B&B. Great location. Short walk from the seafront. ||Super comfortable bed. ||Lovely hosts. Welcoming. Friendly. Extremely hospitable. ||Breakfast? Best I’ve had in years. ||I know people have said old fashioned. That’s the purpose of a B&B. ||My wife and I loved it. ||And did I mention the breakfast? It was brilliant.

The following review contains only facts.||On arrival, the elderly owner was not courteous enough to introduce himself.||Despite having been told on the phone that my room was en suite this was not the case. The rooms are not en suite. On the right hand side of the upstairs corridor are two rooms with a further one at the end of the corridor. Opposite there is a single toilet, followed by a bathroom containing a toilet, sink and bath with overhead shower. Next is a shower room with no toilet.||There is no lock on the bedroom door. The bedroom had a sink in it. There was a small flat screen t.v. The towels provided were clean but thin and the larger of the two was only medium sized at best. ||The bed linen is dated. There were sheets on the bed topped with a duvet. The sheets were clean but I cannot be sure when the duvet cover was last washed. I did pick a couple of crusty things off it.||There is an overpowering, unpleasant smell of fabric softener and an underlying musty odour.||There are tea and coffee making facilities. Provided was a variety of teabags in sachets, milk and 4 small jars of loose tea, coffee and white and brown sugar. The brown sugar had solidified. I had to empty old water from the kettle before use.||There are no hairdryers but the owner will provide one if you ask.||The curtains in the room are thin and white and so the room was in broad daylight from around 4.30 am. There is no double glazing so nothing to dampen the racket of crows and pigeons outside the window, again from around 4.30 am. Neither conducive to sleep.||There was a layer of dust on everything in the room. Perhaps it had not been occupied for a while but it was certainly not freshened up prior to my arrival.||The bathroom is fully carpeted with dated pink carpet. There was plenty of hot water and the pressure was good. Various, half used, mismatched toiletries are provided.There is a display of several, old, partly filled perfume bottles. The hand towel provided was dirty.||Breakfast consists of fruit juice presented in a carton, cereal and toast. You can choose your cereal from a huge array of open cardboard cereal cartons. The toast was made from good quality bread. Decaf coffee is on offer. Butter comes in a plastic tub. There were various spreads on offer. The peanut butter was 6 months beyond its sell by date. Pieces of fruit will be provided if you ask. Yogurt will be provided if you ask but it will be the owner's personal half used tub.||Every surface (I checked them all) in the dining room was covered in a thick layer of dust, including the table I was eating from and the sideboard (particularly bad) where the myriad of open cereal packets were stored. Other spreads on the bottom shelf of the sideboard were also dusty.||I was booked in for three nights but decided to leave after two as my throat and chest were starting to suffer from the dusty atmosphere. I had said nothing to the owner for several reasons. Firstly, I am non confrontational, secondly, I had no idea what sort of reaction I would get and thirdly the improvements needed to bring this B&B up to standard were not going to happen overnight.||I paid the owner for the two nights I had stayed but he wanted paid for three nights and started ranting on about how I was breaking the law and how I had entered in to a contract. Being female, slight, of pensionable age and on my own in a rambling, isolated house I actually felt quite intimidated and left as quickly as I could with more abuse being hurled at my back.||As I said, facts only. You can make up your own mind.

We really enjoyed our nights stay here during our walk of the Downslink. It was comfortable, clean, warm, friendly and very good value. Only a few minutes walk away from a couple of pubs that did food. No complaints at all!

I didn't actually get chance to stop here due to certain circumstances. Which in a domino effect cost me to start a job. But today I received a very apologetic phonecall despite the situation being no ones fault, and also has helped me try and salvage my job opportunity. Which I am very grateful for and certainly would say that is above and beyond on customer service.

Were disappointed to the extent that we did not stay, Despite paying in advance.||VERY Old fashioned, the whole place was a flash back to bygone era, where a room was enough.||||Door did not have a lock, whole house smelt of host's dinner + up-stairs area smelt "Stale" appears to have needed a good airing.||||Carpeted Bathroom & toilet smelt damp, Bathroom had dust everywhere, bath also not particularly clean.||||The room / bedding very dated, sadly not enticing enough for us to want to sleep in it, left our key in room & departed without staying.
