We stayed here for one night, we were on the ground floor next to the main road, the blinds in the room were broken and did not close properly, there was lights down the path that was next to our bedroom window, the light was shining through, there wasn't any curtains either, the bed was a small double as stated, the duvet cover looked almost yellow ish and had holes.
The bathroom was nice looking until you looked closely, the shower was stuck to boiling hot and we couldn't turn the temp down.
The lady at reception was very nice and helped us with locating local bars.
The location of the hotel was very nice too minus the main road but than cannot be helped obviously, most places are around a 10-15 min walk from the hotel.

I booked this hotel as it was great value, in a great location and I mainly just needed a bed. I was worried due to past reviews, but I can confirm that as basic as it was, it was comfortable, quiet and clean and I slept really well. It also felt safe as there’s lots of security cameras dotted about. The parking was free and you can easily walk into Norwich and other lovely places. There’s also the beautiful Plantation Gardens next door which you can walk around with a small donation - lovely to do in the morning, just a shame there’s no coffee places right nearby!
I did bring a couple of towels as I read in a couple of reviews you only get one - I’m glad I did as I did indeed only get one which was quite small. Other than that - it was a good stay.

A hotel of contrasts.
For:
1. Great location - 15 minutes walk from the centre of Norwich.
2. Free parking.
3. 10 minutes drive from fantastic parks and countryside.
4. Next-door to Plantation House.
Against :
1. Very smelly rooms and bathroom! Maybe a serious drains problem.
2. Uncomfortable beds!
3. Dangerous beds! Easy to kick wooden corners.
4. In our room a very noisy fridge.

On balance, for us, the negatives outweighed the positives - especially the smell - so wouldn't stay there again.

We arrived at 10pm after a 4 hour car journey so just wanted to sleep ready for our early start the next day.

We were given one of the rooms which was on the ground floor in the car park, great location for me because of my bad leg.

When we got into the room it seemed basic which was fine as that's what we had paid for. But on closer inspection the room was disgusting.

The bedding was yellowed from other people's sweat, there was dirty cutlery on the side (which I ended up cleaning), there were musky clothes left in the table drawer (they must have been there at least 3 months from the smell of them), the blinds for the windows and doors were terrible frayed and you could still see in and out around the side of them.

They told me they would ring me on Monday as I complained before we left the hotel, but I still have not heard from them.

Do not stay here go elsewhere.

Just stayed here for two nights
We had messaged the hotel previously as we're concerned about reviews regarding parking. We received a message back within a few minutes, letting us know that parking was completely free of charge and no app was required .you must however make sure you give the correct registration no for your vehicle as the carpark doesn't belong to the hotel and is owned by a private company. If you're unlucky enough to get a parking fine, contact the hotel, with the email and they will get the fine cancelled. We had a clean room, with tv, free wifi fridge, sink and white fluffy towels, the bathroom had a slight smell from drains, but didn't cause any problems, at night we shut the door. This is a 2* hotel and prices reflected this. However the customer service from Rosa was 5* and outstanding 👏. The location is perfect for shopping in Norwich about 10 mins walk, the black horse pub just a 4 minute walk for a great meal and drink. Overall a great break! Thank you Rosa 😊

A good budget hotel. Clean, with a friendly reception staff. The room was a good size with an excellent sized bedroom. There is a sink and full sized fridge in the room. There is plenty of drawers and small cupboards in the room but nowhere to hang clothes. The only other minor point was that is was a warm night and the windows (top opening) didn't open too far - good for security, less good for allowing movement of air / cooling. However, this is very reasonably priced and we certainly got value for money.

The location is excellent, not far from the centre of Norwich and a short walk from the Black Horse which is an excellent pub.

Would I go back? Oh, yes, without question. Is it a hotel for a special occasion, probably not.

Great location - very close to city center plenty of free sexure private parking, good shower and size the shower room, surprised having microwave, fridge and plates/utensils, very good value of money. However bed on wheel moved, soft bed and pillow, only 1 set of towel given when room booked for two, but we only there for a night.

Truly a budget hotel. Everything is done on the cheap. WiFi is unreliable, tv is unusable because it is all logins to streaming sites. You cannot just turn it on & watch. The hot water works occasionally. Parking is the only reason I stay. £60 a night is expensive for what it is.
