The guest house is well located midway between the old town and the riverside area. We had room 2 and 3, Room 3 over looking the garden was suitable for our needs, nice view over a lovely garden and very quiet. Room 2 did get a little traffic noise in the morning, but where don't you and really you should be up by then!! Stephen was a great host and cooked a good quality breakfast. Our booking was sorted efficiently. Good off road parking. All in all an ideal place to stay to visit a City worth visiting.||Thanks

The Orchard Guest House was delightful, as was our attentive host Stephen who took care of our every whim. The room was beautifully decorated in a modern style and the oversized bath in the en-suite was perfect for unwinding in after a long day. The garden was very well manicured, with lots of interesting features, including the lovely orchard which was swollen with apples. The breakfast was outstanding, and made with quality locally sourced ingredients, none more so than the excellent Lincolnshire sausage. We would recommend this guest house to anyone, and will definitely stay again ourselves. Thanks Stephen from Hannah and Rob.

I stayed at Orchard Guest House for 1 night (14th) Room 3 which is double with en suite. The room was tastefully decorated and accessorized and had a really comfy bed with good quality linen. The shower was good and ample big towels were supplied. Breakfast was top notch and freshly cooked with quality ingredients, there was also plenty of cereals to help yourself to and fruit juice. The owner is a lovely, friendly man and nothing is too much trouble. He kindly suggested some places to visit and my daughter and I opted to visit Daisy Made ice cream. Our morning was spent playing crazy golf and sampling their handmade ice cream, brilliant! I loved staying here, it has everything you could want/need for an enjoyable stay. Orchard Guest House is very good value for money and has the added bonus of off road parking. The Centre of Lincoln is easily accessible as is the University. I hope to come back soon!

We recently spent two nights at Ochard guest house. Stephen was a great host and made us feel at home. Our room was clean and comfortable. Stephen's breakfasts were dellcious and he was a wealth of knowledge on what to do in Lincoln. A ten minute walk to Lincoln cathedral.

Stephen, clearly loves engaging with his guests. He is a former chef and the breakfast is excellent and a pure delight.||But the whole place needs a slight overhaul and a bit TLC. The chairs in the nicely designed breakfast room are in dire need of replacing. And our room was somewhat dated and the shower room needs to be renovated frankly. The price was great though.||It is on a busy road but it is quiet during the night.

A warm welcome with a very comfortable room to brush up after a whole days cycle. Stephen recommended where I could grab a bite to eat in the evening, just a shame I didn't have time to try his newly opened cafe near the cathedral. Great nights sleep and breakfast was amazing, just what I needed. Highly recommend to all my friends and family.

We have just stayed the night at Orchard House and couldn't have asked for anything better. Great room at the back of the house warm and cosy. The breakfast was cooked beautifully and plenty of it. stephen was a really friendly host. Next time we need to stay in Lincoln we have no hesitation to stay here again.

I traveled alone for work booking a double with en suite. Great location, though beware the steep hills to the city centre. Excellent breakfast, Stephen does delicious scrambled egg. Nicely decorated throughout, very 'cosy' feel. Stephen is attentive but relaxed and made the whole process a delight. Very reasonably priced.||||Will recommend to everyone.
