We were greeted by Buf the owner who was very welcoming. She did us a fantastic breakfast with homemade jams and bread and hot food etc... everything you could want. She cooked it for whatever time we wanted. The house was huge and had a shabby chic feel. The gardens were very big and nice to sit in. The rooms were spacious and comfortable with lots of character. The bed was gothic style and there were lots of African items in the house which was nice. Would recommend!

Buff is a fantastic host. We felt very welcome from the moment that we arrived. We love the house and the garden. Any gardener would love it. The house was charming and well located. The bedroom was large. Buff ensured a fresh supply of tea, coffee, milk and biscuits. The breakfasts were amazing with everything that one would need. For evening meals we would recommend Masala Garden and the Reedham Ferry Inn.

This is an old fashioned house set in equally mature and beautiful gardens; there is no traffic noise, just the sounds of birds and the cockerel. Buff is a most welcoming host, and it was fascinating talking to her about her travels. My room was huge and overlooked the grounds. Breakfast was absolutely lovely, and the home made bread and conserves were really good. The furniture all around the place is in itself a talking point. If you want a Travelodge style of accommodation with a pub next door this will not be for you; if you want somewhere informal in lush rural surroundings then I have no hesitation in recommending Orchards, this was a real find on Hotels.com. The Indian restaurant in Hales is close.

You are never treated as a stranger but as a friend from the moment you arrive. 'Buff' Houseman will give you the sincerest welcome you can imagine. Nothing is too much trouble and every eventuality is dealt with efficiently and promptly. My Double room (for single occupancy) was not en-suite. That made no difference to my two night stay. The bathroom is just across the corridor, just like at home. The view over the massive garden is amazing. If only I had that at home!! Breakfast is more than plentiful and everything you order, is cooked freshly. Selection of juices, cereals, jams etc in abundance. My stay in Norfolk was to attend a wedding. My stay at Orchards just made the weekend even more memorable. Many Thanks to Buff and to Martin.

We took all three b&b rooms for a local wedding. They were all huge, extremely comfy beds and lovely views out of the windows. Lovely friendly hosts and a good breakfast. There's no denying a few places could do with a bit of decorating but it really didn't detract for us. It was a beautiful charming house.

Stayed the one night on business and thoroughly enjoyed the experience. Buf was the perfect host and nothing was too much trouble. The setting is the very epitome of idyllic, with beautifully manicured gardens in a peaceful countryside locale. The large country cottage is full of character and my large bedroom was clean and cosy with magnificent views. A delicious cooked breakfast was the icing on the cake..all in all, great value for money and I would most definitely look forward to staying again..A plus*

Such a wonderful house with beautiful gardens.||||We stayed at Orchards Retreat for one night to break up our walk along the Wherryman's Way from Great Yarmouth to Norwich. We could have paid more for a hotel, but there's no way we'd have got such a generously-sized room, peaceful setting, nor had the pleasure of meeting such a kind and generous host - Buff really did make us feel at home... and she serves a mean home-cooked breakfast!||||Other reviewers have commented on the decor being in need of an update. Whilst it's a fair argument, we found our room clean, relaxing and thoroughly charming, and would recommend to anyone looking for a peaceful stay without pretence. ||||Say hi to Boris the cat if you see him!

We enjoyed our stay, the lovely (somewhat faded) house and delightful gardens. We were made most welcome and enjoyed delicious breakfasts, fresh milk for our room at tea and overnight. The room was clean and comfortable and Buff was a great source of information about the locality.
