I had a lovely one-night stay at the OYO Eagle House Hotel in St Leonards. The location was perfect—just a short 10-minute walk from the seafront and conveniently close to the train station, making it easy to get around. The staff were exceptionally friendly and welcoming, which made check-in smooth and hassle-free. My room was clean and comfortable, with new mattresses that ensured a good night's sleep. I appreciated the little touches like the kettle with tea and coffee supplies in the room.||Breakfast was a great start to the day, offering a nice buffet with options like cereal, yogurt, toast, and a full English breakfast cooked to order. The hotel also has a cozy bar and a small restaurant with a nice evening menu, which added to the overall pleasant experience. Parking on site was an added bonus.||For the price, this hotel was a real bargain and ideal for a short stay. I would definitely stay here again when visiting the area and would recommend it to anyone looking for a friendly, clean, and conveniently located place to stay in St Leonards.

Part of the hotel appears to have been recently refurbished but not all of it. We were initially dismayed by the dirty stair carpet on the way up to our room, but the room itself was clean, spacious and comfortable. The cooked breakfast was good and the staff were all very nice. St Leonards is the poor relation to Hastings with nowhere really nice to eat out in the evenings, but it made a good base for exploring the local area which is what we wanted.

Well what can I say, we stayed at the hotel for my sons wedding. The rooms were tired , there a hole in bathroom door, lamp lights not working, hardly any water from shower, marks on walls. The carpets outside room were shockingly dirty with loads of black marks. The bed was clean and lovely and comfortable which is a good thing. Hotel rooms and corridors just need some TLC. It can be very noisy during the night and early in the morning as you can hear people coming in and out of the rooms as the doors slam shut. Not much choice at breakfast, would have liked some fruit, croissants or pastries. Ingredients for cooked breakfast tasted like very cheap produce. The staff were friendly and helpful though and couldn't do enough for us. Married name Ring.

Booked through Booking.com which was easy and price was so good as Travelodge and Premier Inn have gone so greedy.||Plenty of parking when I arrived.||I was warmly welcomed by gentleman who went out of his way to tell me absolutely everything.||The decor is tied and carpets look as though they could do with a good clean. Room was functional. Hotel was quiet.||Nice little bonus of a free breakfast in morning which was hot and very nice.||Would I stay again for business? Yes. Would I bring someone here to impress them? No

Lovely little hotel. Staff are friendly and courteous. The place is clean and tidy and quiet. Breakfast is lovely. It’s a bit of a trek into Hastings but downhill on the way in so taxi is recommended for the return. |I would definitely book again.

Owners were so friendly and informative. Hotel was clean and bright, very welcoming. Free parking and a very short walk to the sea, in a part of Hastings that I had not had the opportunity to explore before. Breakfast was tasty. Great value for money and a beautiful garden in which we watched a fox chasing starlings, which my son and I found very sweet. Will stay here again.

Really lovely, unassuming hotel. The staff here were thoughtful, kind and went out of their way to help - getting us extra hotels and letting us leave our luggage for the day. The rooms were clean and tidy, and there were nice refreshments. The breakfast was good, and the kitchen environment and garden were lovely. Really nice spot for an affordable weekend break. Perfect for proximity to town centre, train station and beach.

I stayed at this hotel over the Easter Bank Holiday weekend, and overall, my experience was positive, though there are definitely areas that could use improvement.

What I liked:

The staff – Everyone I interacted with was polite, friendly, and helpful throughout my stay.

The price – For a Bank Holiday weekend, the rate was very reasonable—much cheaper than other options like Premier Inn or Travelodge. The complimentary breakfast was also a nice touch and quite enjoyable.

The location – The hotel is in a great spot, just a 4–5 minute walk from the beach, which was very convenient.

What could be improved:

The main issue for me was the room. It felt like stepping back in time by about 20 years. My room had a strange odour—possibly mould—and generally felt quite outdated. The windows didn’t open or close properly, and there was visible mould on the window frames and bathroom tiles around the shower. The wall paint was worn and scruffy, and the shower door was loose and likely in need of replacement. The bed was also uncomfortable—I felt like I was sinking into the mattress every time I layed down.

The one positive feature of the room was the shower pressure, which was surprisingly good.

Parking - It was also quite frustrating, if the car park was full (which until my final day the car park stayed full). Finding parking close by is not easy, and I had to park a good 100 - 200 metres away.

I would recommend this hotel if you're working on a budget, but if you can indeed pay for something better. I would suggest looking elsewhere.

If however the owners of the business were able to update and improve the rooms. This would be a fantastic hotel to stay.
