I’m a travel agent so I go to many places to review.||Positives: it’s clean and functional. Nicely laid out living room kitchen and rooms are very spacious. I had to make a special request last minute and the owners were fabulous helping me and accommodated straight away. Breakfast lay out and eating area is nice. Tv is great and Internet. Lovely to have a smart tv in the room.||Negatives: little things. The hedges where the gate is need cutting because one side the gate isn’t open fully and I have a big car and only just made it in. |You need a new kettle and I would prefer a kettle in the room and cups and glasses.|It’s a little cold and the heating wouldn’t work. It’s a hard floor but I bought slippers with me.|I would get fitted bed sheets because these come down when you move. |Couple of extra cleaning needed in the bathroom or maybe come replacements.|The other guests are very noisy, lots of stomping and slamming doors. Not owners fault but is currently disrupting me still at 10pm and I have to be up at 5.||Overall I would definitely stay here again if I needed to be in the area because the owners are nice and it’s clean enough but I would address the issues above.

Lovely place to stay, full of character and clean.||Only down side I can find is there was hot water pipes behind a wooden screen in my bedroom and my sons bedroom and it was like a sauna. No way of turning the heat down and the 1 fan we had between us didn't help much at all. Not much sleep had because of it.||The lounge area was really comfortable and quiet, kitchen was well stocked. I didnt mind toast jam and cereal for breakfast, coffee and tea making facilities were great. Would have liked an ensuite bathroom but again it wasn't an issue x.||Overall it was a pleasant place to stay xx

Outside the Building and gardens are lovely, But inside it's just new paint over things. Heaters Never heat up, windows are not double glazed and don't fully close in some rooms. In the Bathroom there's nowhere to hang towels, and the Bed mattress is like sleeping upon Stone.
Kitchen is nice but breakfast is done by yourself, as there are NO STAFF ONSITE.
My TV couldn't find and channels, and when I called to say so, I was told to set it up myself like a new install, that's NOT ON, and in Room No1 you can hear people entering and above you ALL NIGHT. My advice pay the extra £10 that it may cost to stay elsewhere .

We booked the family room with garden view because it is so spacious, nice, and private. The big problem was that the bed is VERY VERY uncomfortable. You can feel the springs, which are very obvious while you try to sleep. We wrote to the owner about the terrible mattress, but received no reply. Another thing is that the sofa needs a new cover. The bathroom is great with good water pressure and lots of hot water. The room was clean, and so was the shared kitchen. Breakfast is self-serve with simply the bare essentials. The guests in the main house were workmen, and pleasant. Nice, quiet street location. I would stay here again only with a new, proper mattress. The owner really needs to care about this and do something about it.

First impression from the front of the property were good but I'm afraid it was all downhill from there.||The bed was very uncomfortable. Definitely in need of a new bed. The toilet seat was unhinged. There's a hole in the wall in the bathroom which I assume was the sewage pipe from the old toilet that would have been previously there. ||Breakfast is basic cereal toast yoghurt.||I suppose it's cheap enough not to care but a little more care and attention is definitely needed. ||We saw absolutely no one during our stay. |We literally had to wash our own dishes.|I wouldn't stay again. A few more quid and you can stay in a travel lodge where it's warm and definitely more comfortable

Idea place for a night stay, easy access to the house. On arrival house and room seems lovely (room5) clean and roomy, lovely big window, shame you looked out window to broken glass all over conservatory roof . No kettle in room but access to kettle tea milk in kitchen 24/7 . A few issues, wasn’t until we went to bed we notice a large stain on sheet under one pillow wasn’t sure if ink or what so laid a towel over for the night . Wasn’t happy with the breakfast as bread in bed bin had white fur mould all over it ? so clearly not fresh bread daily. Lucky we had bread in the car from a family do which we shared with another guest as I explained to him not to eat the bread left. There were yogurts to have but didn’t bother after the bread issue.. could be a lovely place to stay but think would be better not to include breakfast just tea/coffee. Lovely and quiet

I booked for one night. I liked the place so much I stayed for four. Its like a home away from home. Great communal sitting room with a huge TV and comfy sofas. Great communal kitchen with everything you need in it. Tea coffee and breakfast included in the price.
I paid for rooms with an en suit , I stayed in three different rooms and they were perfect. It does say when you book which rooms have shared bathrooms. This is reflected in the price. I ate at the kitchen table and also the sunny dining room, where I met other guests who were all pleasant. The owner was helpful and put me in the rooms I wanted to stay in. I will definitely be back and recommending Pages.

Very pleased with the hotel/guesthouse. Accessing the building was quite straightforward. The rooms were large and very clean and all had en suites. The kitchen/lounge area was very spacious and had a variety of breakfast cereals, breads, jams etc and a large supply of tea, coffee and milk. Utensils and crockery supplied. Stayed there as daughter was getting married the following day and we used the large family/garden room to get ready with the bridesmaids. Can highly recommend.
