I can see from pictures and previous reviews that the rooms (at least the one I stayed in) have been done up since a lot of the lower scores. It was clean and the bed was very comfy. The TV in my room wasn't working but I slept soundly and made use of the shower facilities which were also clean though not en-suite. If you're looking for somewhere cheap and cheerful in the middle of Lincoln you can't go far wrong here.

As usual for cities and large towns, we were kept awake for a while by DRUM N BASS. Otherwise this is a clean place to stay and the location is convenient, just 15 minutes away from Lincoln City Centre and near to Lincoln Fight Factory, where we attended a night of Kickboxing.

Ok I know my review ain't going to be fantastic for this place but remember it was only £40 a night
Room was clean and tidy unfortunately no on suite bathroom shower had hair in from previous use and I couldn't contact the landlord about the jet safe as number supplied on booking. Com wouldn't connect.. but it was nice enough shop next door and chippy a 3 mins walk away so alcohol and food on the doorstep a comfy bed and shower what more do you expect for the price..
Would I book again... Yes definitely

Separate business to the cafe. Centrally located near to town centre with a shop, cafe, Chinese takeaway, and doctors practice within 50 yards
