We just got back from a 2 night stay at this hotel. We had a positive experience and we would return there again. |The mattress was new, a bit firm and slept really well. Even though our room was on the ground floor and facing the street we didn’t have any issue with the noise. |The room was very big and spotlessly clean which is the main thing when you’re staying at a hotel. |About the breakfast, there’s a selection of cereals, yoghurts and juices to help yourselves and a choice of full English breakfast or scrambled eggs with salmon.|Parking in front of the hotel is an option but it’s quite narrow. I parked on a side road and I didn’t have any issue at all. |The place needs a bit of work like a bit of painting but it’s good nonetheless. |Also I would recommend to add black out blinds and toilet brushes. |

My Husband and I booked this guest house after seeing the photo of a lovely frontage that gave the impression it had a country appeal. |On arrival it was on a very busy main road with limited off road parking . There are two large vans parked on the drive that give an unkempt impression . |Parking was confirmed at booking .||On entering the hallway there was a very strong smell of damp Dogs.. the Hall was very tired , carpet stained and not hoovered. There was an old door propped up in the corner next to a baby’s buggy .. the bannister rails were unpainted and the entire hall and landing was in need of decorating . ||We were shown our room which was a double front room. |This was clean and of average standard . |There is an issue every time someone flushed the toilet as you are disturbed by the water filling up.|This place needs to focus on a more welcoming and fresh entrance to the property as it is an immediate turn off. |On leaving the room the very strong smell of Damp dog was offensive .

We have just returned from a 3 night break at Rooftrees . Parking is awful there are vans at the side of the property that didn't move the entire time . The house could do with a good clean , there was stains on the carpet on the landing & the walls could do with a long overdue lick of paint . The smell of damp dog is so pungent . There was no shelf in the shower to put toiletries, no toilet brush ! The towels are old and discoloured. The mattress had springs poking in my back I had to put the towels down to stop this . ||Breakfast was nice but when my husband asked for another sausage Debs said she would ask if there was a spare she came back and said he hasn't got any more , strange that as my brother had salmon and scrambled eggs so if he had chosen the full English there would have been one for that! The photos on the website are deceiving as they are not what you see ! Definitely won't stay again!

Hardly 4.5 star and certainly not an hotel.||Sink not cleaned the five days we were there, bottom sheet of bed never straitened and pillows left just how we had left them when we were sitting in bed. Where we made early cup of tea tea marks from spoon never wiped away. ||The day of arrival there were two little packs of biscuits; one tiny shower gel and one tiny shampoo but never more put in shower room when they had nearly reached bottom. No second spare toilet roll supplied when spare one put on holder.||Breakfast was same daily and not too exciting, especially salmon & scrambled egg. I could go on!!!||Lounge was very uninspiring and bookcase looked as though books had been thrown into it.||You were unable to go in to garden and front garden looked like a builders yard.||On the website it all looked fantastic so we were very disappointed.||I don't like giving a bad review so I will end on a more positive note and say Debs, who ran it, was pleasant but she needs to think about how to improve things.

Cute bed and breakfast place, comfy bed, nice and friendly owner. The room is quite small. Has traditional homemade English breakfast. The building sits on the main busy road with makes it impossible to get a good sleep with open windows. Unfortunately we had little sleep during our one night stay this summer, because it was too noisy to sleep with open window and too hot if the window was kept closed...

Welcoming host, room spotlessly clean and a reasonable breakfast selection including salmon and eggs. ||||Bottles of water in the room in addition to a good selection of tea's and coffee etc. ||||Would stay here again if in the area without hesitation, it is a short walk from public transport and the town centre.

Stayed at rooftree guest house for a few days recently. Well, I’m all for it being cost efficient and value for money, but to pay for bed and breakfast and receive only half of that offering to an adequate level was disappointing to say they least. Before I continue, this is not a slight on the people running the place per se, more of the establishment as an offering.||||These are the pros and cons of our stay of several nights:||||Pros:||||•Good breakfast selection ||•Working TV and WiFi ||•Decent shower/bathroom facilities||||Cons:||||•No curtains in any rooms, just blinds||•Bedsheets/Linen not changed once during stay||•No other maintenance eg hoovering carried out during stay ||•Very loud barking/growling dogs from early hours all throughout the day ||||Now this all may seem a bit harsh, but we stayed during sunny summer days where the mornings were bright. So to be woken up by streaming sunlight through poor quality blinds at 5am dawn each morning of a holiday is not good at all. Being stirred by fighting growling dog/dogs, all whilst having to sleep on sandy unchanged sheets made for a poor sleeping experience. Surely putting curtains in all rooms would come at low expense?I could not wait to return home to get a full nights sleep for the first time in days. A shame considering the 4 star rating and the fact I love the IOW.

Lovely, homely feel. Very friendly owners. Breakfasts are yummy. Rooms are very clean. Close to the town center and beach. Would absolutely stay again
