Our first visit to Ed's and Francesco's lovely home but everything about the stay was excellent. Upon arrival, Ed kindly carried our cases up to our very spacious room, in immaculate condition. The king size bed was very clean and comfortable. The house was quiet and you could not hear any of the other guests. The breakfasts were delicious. The individual fruit salads were immaculately presented and the cooked breakfasts were tasty and wholesome. They kept us going for the rest of the day. Ed and Francesco were the perfect hosts.

Great hosts with a good sense of humour who run a very high standard B&B. Ed cooks a delicious traditional British breakfast, served by Francesca. Excellent service, nothing is too much trouble. We stayed for four nights at the beginning of June, whilst walking the section of the South West Coast Path from Bigbury-on-Sea to Dartmouth. Ed and Francesca could not have been more welcoming, and were able to help with great advice on the area, where to eat etc. They maintain a highly comfortable and spotlessly clean guest house, and provide a wonderful breakfast too. This has all been said many times in the previous reviews, all I can really add is to advise anyone considering whether to stay at Rosanne not to hesitate to book ! ||Keith

Over the past few years I have stayed in many Bed and Breakfasts on my journey walking The England Coast Path I have never stayed in one as perfect as Rosanne b and b . From the friendly welcome by Ed and Francesca and the immediate serving of tea and cookies, everything was perfect. Others have mentioned the immaculate condition of all the facilities and the excellent breakfast but everything was so much better than expected. This should be the number one choice for anyone staying in Kingsbbridge.

Love going to this B & B it's like being pampered. You are greeted by Ed & Francesca who are lovely hosts, they are very knowledgeable of the area and surrounding area. On arrival you are met with |a cuppa and a rock bun which are delicious. The rooms are very nice, beds are comfy also pillows. The tea tray has all sorts on it. There are toiletries in the bath room . In the morning you are greeted and there is a lovely breakfast, oh you have to fill breakfast form in. I would recommend there fresh fruit salad . Also there full English is yummy. Cannot praise it enough its spotless.
