We stayed for 2 night's in February. We did not pay a lot compared to other amounts we have paid in Eastbourne so I will review accordingly. Contrary to someone other reviews we found that the owners we very pleasant and helpful. The room was clean and warm. We did find the bed to firm for us, but we have a really soft matress at home and find that frequently were ever we stay. The breakfast was good plenty to eat and we'll cooked. All in all a good budget guest house.

we needed 2 x triple rooms for a family visit to Hastings and not a lot of choice in area, this guest house seemed to be good value and rated well here on TA. Rooms bright & pretty decent size for 1 x double and 1 x single per room, nice duvets and comfortable beds, en suite OK but tired and dated, shower not that strong pressure, tea & coffee in room. Hosts were pleasant but seemed like they have done this too long and want to step away from B&B. Breakfast OK not the best we have had in a guest house and finished at 845am on a Sunday, really?||No parking for the B&B so pot luck on road for a space, needs a make over really and still has a stale smokey tinge in the air and rooms )not overpowering but noticeable).

The location is close to the beach and a short, easy walk to the town centre. There is no off street parking but a parking permit is provided for on street parking. We arrived just before 6pm and found a spot in the next street. Soon after checking in there was a free spot just across the road so with a bit of patience you should be able to park reasonably conveniently. The bonus is that the permit is for a broad area, allowing you to park in other areas around town during the time allowed.||||The room was fantastic. It was really spacious, had a nice outlook towards the beach from one side, with all the usual things you might expect but also lots of nice extras like a bedside clock, a power point by the mirror, tissues and even cotton buds. The towels and linen were of very good quality. The room had a very decorative ceiling which had not been spoiled when the ensuite was added in.||||The host was very welcoming and helpful. The room had good information about the hotel and general area. Games and books were available for guests.||||Breakfast was very tasty with hot options cooked to order as well as cereals, fruit and yoghurt.

The guest house was nice, but there were bits that let it down. The landlady was not at all welcoming and we felt that we were a bit of an inconvenience to her. Not specifically rude, just not friendly. The room was lovely, but the bathroom, whilst it had been cleaned, was tired and not cleaned that well. They advertise having a licenced bar, but it is closed during the high season, which is a bit odd. The free parking was a lovely bonus and the walk in to the town was an ok distance at 2 miles along the sea front. We would definitely go back as over all it was nice, quiet and the breakfast was good.

What can I say about this guest house the couple that run it are very friendly. The breakfast they provide exactly what you need to set you up on your day they have a cooked breakfast cereals you name it they have it. As for the accommodation the rooms are decorated to a high standard the beds are comfortable and spacious. Cannot recommend if your house and I'm definitely staying here again.

We stayed here during the HBBS bonfire night. It was the only place close enough to walk to the event that still had any rooms. We had 2 triple rooms which were a good size and clean but just very dated. The whole place is quite dated but is fitting with the Hastings area. ||||The breakfast was very nice although it would be better to extend the serving hours, currently 8.00-845. ||||One thing that I have never experienced before in my time in travels is that the owners were drunk when we arrived! It was funny to watch but completely shocking behaviour in front of guests.

The whole place smelled of cigarette smoke even my no smoking room. The room I was in had an unclean bin and a mankey kettle with water still in it. The woman who ran it had a face on her as if our existence put her out. The breakfast was old fashioned but adequate. The location lovely. This place just needs a good overhaul but until then I wouldn't stay again.

We stayed here May 2018. Wasn’t too impressed at 1st with having to call as the manager/owner wasn’t on site. Arrived 2-3 mins later. The room seemed clean on 1st impression, but in the day light I noticed it was tired looking. The shower was pretty poor, the pull string on the wall light was missing & to switch on off meant turning the bulb. Mirror wasn’t clean and a few old cobwebs on the ceiling were more noticeable. To turn on the extractor fan meant being really tall as the switch was positioned at least 8 foot from the floor. The property had a stale musty smell about it.
