We chose this B&B as it is only 15 minutes from our daughters. First impressions were positive and although normally registration is not before 4.30pm as our room was ready we booked in earlier in the morning. The room allocated to us was a little dated and the en-suite small but adequate with a shower. There was a flat screen tv. The bed was comfortable and bedding clean. The tea making facilities were welcome but the fairtrade tea bags were not to our taste and the kettle was on the floor next to the single bed which was also in our room in addition to the double required by us. Although the web site for the B&B states all rooms to be en-suite we noticed that the two rooms next to our room had a shared bathroom and appeared to be singles with a wash basin. The rooms need updating as they look a bit tired. Plenty of choice for breakfast with cereals etc. and of course cooked breakfast. Unfortunately, the bacon was quite salty and the tomato was a single tinned plum tomato rather than a fresh tomato. Plenty of off road parking and the house is located in a quiet area of Old Costessey. There is a guest lounge which gives access to the gardens which are very well tended. The property is currently for sale and I guess Brian and Lesley wish to retire having run the B&B for a very long time. Although I would still recommend St Edmundsbury B&B any new owners if they continue as a B&B would no doubt need to up-date the decor and room furnishings.

For some reason the hotels in Norwich were full and we were forced into finding alternative accommodation. Hotel.com advertised this B&B as being 2.1 miles from the city, this may be true but certainly not to the centre, expect to pay at least £10 for a taxi, ours was actually £12. The B&B was ok, a little dated but my room was comfortable and clean, the shower was also just about ok but my colleague said his was poor. Breakfast is limited to a 1 hour window starting at 7.30 and the food was adequate. The landlady was very friendly and the price represented just about value for money.

Apologies for the late review, lockdown has caused a lot of problems. Not our first stay at this lovely family run B&B - Lesley and Brian always make us welcome and nothing too much trouble - breakfast is amazing, freshly cooked and piping hot. Bedrooms are comfortable and gave everything we need - when we’ve forgotten something Lesley always comes to the rescue! We were booked to stay again in July (hence me remembering to write my review) - spoke to Lesley and she’s happily refunded our booking. Excellent. Hope to see you in August!

The B&B was a nice, quiet, clean home that we were welcomed in to. Our room was a twin bedded one that contained tea and coffee making facilities and a 19" freeview TV, and two very comfy single beds. We slept quite well and were treated to breakfast, Tea and Coffee. Quick note to veggies and vegans here, the breakfast options are a Full English, Toast, or Cereal with Cows milk. All in all was a good stay and would visit again if in the area.

There was nothing 'wrong' with my stay here.... just that the owner needs to understand that I'm a paying guest and not the son of, say, his cousin twice removed. I'm also an adult!||After a 300+ mile journey I was pounced upon as soon as I'd parked - (Bear in mind that I have been driving for 27 years, cover 50k miles a year, and drive a Merc C63) - and told to move my car 30cm to the left to 'make more room'. I had already reverse parked anticipating a struggle in the morning as the car park is tight.|It should be noted that the owner parks his Fiesta in prime position baulking at least 2 spaces right next to the front door.|After being made to feel like a naughty boy borrowing grandad's car I checked in; swift and easy.|Shown to my room and keys explained (just the usual about making sure front door is locked after me if returning late: sensible stuff re security)|The room was pleasant and very clean. The en suite bathroom was also clean although a little dated in terms of decor.||I had a wander into the village and ate at The Harte - highly recommend!||Sleep was good; bed comfortable and peaceful.||Breakfast was good although you must absolutely sit were you're told! I prefer to eat alone when travelling on my own for business so not too happy at being forced to make breakfast small talk when there was plenty of space for the other gent to have been seated (no issue with him - just didn't like being 'forced' into chit chat)|Breakfast itself was served in a homely manor and was very good.||Bit annoying that they appear to have changed the Wi-Fi password from that which they publish so I got none of the work done that I'd hoped. (If you read your reviews you ought to note that business travellers often elect to beat the morning traffic by travelling the night before and a consideration of this is being able to land in digs and do a bit of emailing etc. Wi-Fi is important when there is a limited mobile 3/4g signal ..)||Nobody there to check out just leave keys on side.||Business travellers: not VAT registered but itemised receipt available.||Summing up: clean, quiet and good breakfast but feels like staying with a distant relative! I will stay here again 🙂

Located in a pleasant village this could be a little gem however the proprietor is very off putting. First we were expected to pay just as we walked in the door then to book breakfast. Room very clean but dated decor. Bed uncomfortable and bashed the wall loudly every time we moved! Small shower room. Breakfast was tasty but spoiled by nasty margarine. When my husband reminded the owner about our toast he rudely turned and waved at us saying ‘ I’ve only one pair of hands!’ When we asked for a pot of tea with breakfast and a coffee at the end we were looked at in amazement and told ‘that’s a first.’|We didn’t see anyone else and weren’t made to feel welcome in any way. I certainly won’t be returning.|

Lovely and very clean. Found the B&B though very dated kind of stuck in a time warp, but this isn't a bad thing, as everything is welll kept. My only gripe was having to order my breakfast the night before, when I'm one who would rather wait til the morning to see how I feel. As we were there for 2 nights it meant we didn't order the next night it was automatically assumed we would want the same again.

Stayed here for the weekend of the Let's Rock Norwich concert. Quiet village setting with 2 pubs nearby. Pleasant stay in a ground floor room with a very nice cooked breakfast in the morning. There was a rather strange notice on the window which suggested that we might get a visit from their cat if we left the window open but no visit was, thankfully, forthcoming.
