My advice would be to be sure about what you want from your stay. This is not a hotel, it is a pub with a few rooms above. Once you know that then you won't be surprised that they have karaoke in a Friday and Saturday night until 12.30am or that depending on your room, you can hear the sounds from the gents loo and the alley alongside the pub.||||The rooms are clean, with a good bathroom and tea and coffee making facilities and a reasonable amount of space. The staff are very friendly and on hearing our issues the landlady did not charge us for our night's stay which was very reasonable of her. ||||If you just want somewhere to crash after a few drinks at a local event, then you will be fine. If you want an early night on a weekend, then this is not the place for you!

We stayed on a Saturday night. The welcome was fantastic....prior to checking-in, we inquired where we could park. The owner immediately re moved her own car from a parking space adjacent to the bar to allow us to park.
We received lots of helpful info during our check-in. Our room was above the bar area and we were made aware that the bar would be very noisy until 12:30. We had expected noise when we booked...it is a bar after all.
Indeed it was noisy. The bar is very lively and has a great atmosphere. We had a couple of drinks and everyone was friendly.
Breakfast is Continental. Sufficient selection of cereals, bread, cheese & yoghurt.
We loved the friendliness of everyone we met.
If you're on a budget, this is a great stop-over. Edinburgh is only 25 minutes by train.
Spotlessly clean, well appointed room for the price, friendly staff and patrons.

The Balbairdie Hotel is a little hidden gem which looks like a lovely traditional country pub from outside. On arrival we were greeted with a warm and friendly welcome from the staff. The rooms upstairs are newly refurbished, modern with everything you need. Beautifully decorated and spotlessly clean, comfortable beds and tea and coffee were provided as standard in our room. We were pleasantly surprised. The bathroom also offered a great walk in shower with a basket of shampoos, shower gels etc. Breakfast was continental with plenty of fruit, ceareals and pastries on offer. The staff are so friendly and helpful and the service we received was second to none. If like us you are attending wedding at the Vu, we would recommend the Balbairdie to anyone looking for a reasonable priced B & B which is only minutes away. We look forward to visiting again in the future.

My husband, son and I stayed here after a wedding at the Vu nearby. We had considered staying at a nearby Premier Inn, however we were tempted by the fact that the Balbairdie much closer and half the price. Our room was clean and comfortable, if rather dated, and a few things weren't quite right, such as a bathroom shelf hanging off and the doors being quite temperamental. The building itself is very old and with a bit of TLC would be quite charming. To get to the rooms, you have to walk through the bar - this didn't bother us as the bar was quiet. The rooms were quiet overnight, and a bit on the cool side. Breakfast was a bit disappointing, a toaster and some bread, a limited selection of cereal and some assorted yoghurts and cheese, with tea, coffee or fresh orange. Would have appreciated the option to pay for a cooked breakfast. ||||Ultimately, I would stay here again if I was attending another wedding at The Vu as it was very convenient and great value for money, but you do get what you pay for.

We stayed here on a Saturday night as we had a family party nearby. |It is essentially a few recently decorated en suite rooms above a busy pub. |Absolutely perfect for us as we had a few drinks before going out and by the time we got back the pub downstairs was closed so no noise and a peaceful sleep! |Anyone trying to go to bed before 12 would probably complain about noise but it is what it is and doesn’t try to hide it. |Staff were really friendly and helpful. Looks like he negative reviews are from people who haven’t done their homework or have expectations out of line with their budget! |Will definitely stay and again.

Lorraine the manageress makes sure everything runs smoothly here & goes out her way to help. Rooms are spacious,clean & big comfortable bed,en suite with towels & toiletries provided. Tea/ coffee making facilities in room & continental breakfast next morning. On Friday & Saturday there is a karaoke .however this finished at a decent time so did not disturb those residing

Upon arrival we were greeted by a very friendly member of staff. Payment is required upon booking in. The room was clean and had all required facilities. We had read all the reviews so did not have high expectations of the place. Breakfast is very poor and is toast, cereal or choice of a few inexpensive yogurts. There was fruit available but it was past its best. The toaster worked intermittently and the dining room was tired and chairs in adjacent room were grubby. On the second morning when getting bread out of the tub to make toast I found bread covered in mound where fresh bread had been constantly placed on top. As a place to stay it is okay. There is no restaurant and breakfast to be avoided.
