Couldn't fault the room very large with high ceilings very well decorated & with a sea view on the first floor, toilet & shower very clean & lovely soft water & towels a fan was supplied for our comfort. As for anybody complaining about the road noise it wasn't that bad, by twelve o'clock quiet.|I cannot think that some previous reviews were from the same hotel as everything about our stay was first class.|The only downside is the lack of parking but half mile up the road it's all day/night free with plenty of space.|Will definitely return later in the year.

Misrepresentation springs to mind! How booking dot com give you 8/10 is beyond belief, the location was reminiscent of a Victorian mining town that had been abandoned! On entering the hotel was the start of a labyrinth of hallways doors and landings, ridiculous I was worn out getting to the summits. The door didn’t shut properly, the linen was dirty, the throws on the bed I wouldn’t give to a homeless person, I didn’t dare go inside the sheets fear of what might bite me. The decor was shabby and unkept. Cracks in the walls, chipped paint everywhere, pigeons crapping outside the window all night, obscure pieces of rubbish furniture firewood in fact scattered around so that you bump into them at night. The place is a shambles they would have to pay me to say there. What a dump. An all round grotty filthy experience. Don’t waste your money.

I had a confirmed booking and specifically requested a seaview room, even offering to pay extra. I made it very clear that I wanted to be notified if one became available. When one did, the staff member I spoke to insisted I cancel my existing booking and rebook online instead of handling it directly, even though I was ready to pay immediately.||I followed her instructions, cancelled my original booking, and rebooked the seaview room right away. I even called back within minutes to confirm only to be told the room was no longer available and that now I had no booking at all. Apparently, someone else booked it before me (within that one minute!) and she had done absolutely nothing to hold or secure it for me.||To make matters worse, she told me I had to arrive by 5:30 PM or I’d lose the room entirely, as no one would be available to check me in after that no alternative offered, no flexibility, no basic hospitality.||Now I’m left with no room and no help. The staff were incompetent, unhelpful, and completely unprofessional. If you value your peace of mind, do not book or even consider staying at this property. Hospitality like this has no place in the industry.

This hotel is a great little find. The room was beautifully decorated and we had the most lovely view of the sea. There is some traffic noise but we always use earplugs so that was not an issue. It is right in the centre of St Leonards so there were so many fabulous independent shops, cafes and restaurants within walking distance. I would recommend the Goat Ledge which is just across the road and had delicious fish baps. We got the train from London and it was just a quick walk from Warrior Square Station, so ideal for a night away from London!

Was a nice sunny day and I had arranged to meet up with a friend for coffee and a late lunch, there was one other customer sitting outside when I arrived, I went in and ordered an iced coffee as my friend was slightly delayed, on entering the decor and bistro looked well presented and the cake display looked very tempting, but it had a strange atmosphere, the lady behind the counter was nonchalant and unwelcoming and I asked if she wanted me to pay for my coffee or run a tab, she said I had to pay upfront so I did, my coffee came out in a small tumbler glass, it was possibly the most uninspired iced coffee I've ever had, tasteless and bland and looked like dishwater, being a hot day and having paid £3.50 for it I stayed to finish it, my friend arrived and went to order a drink for herself and her young son, her goggle pay would not work on the establishments card terminal so I went into pay, the lady told me she had a party of 13 tourists that needed serving, I said no problem but could I pay for my friend and she serve us after, she huffed and said she had deleted the order ( a coffee and hot chocolate) and reiterated ( huffing and snapping)that she had these 13 people to serve and I had to wait, so again I said so I can't just pay, she said no... I said fine, went outside knocked back my glass of angry, dishwater coffee and left with my friend and son to an establishment just down the road, where the coffee was great, served with a smile and the card machine worked.
With her unwelcoming attitude she has lost a lunch order and 2 potential local regular customers , the way she handled the situation and spoke to me was rude and unnecessary, I'd hate to see what the service was like if it ever got busy! I recommend that you walk on by and I

This is the second time I’ve stayed here , different rooms each time and it’s absolutely lovely. The rooms are very clean with everything you need and tastefully decorated. You’re right on the seafront and there are plenty of restaurants and shops around. The staff were very nice and I had the best coffee in the restaurant downstairs.

Lovely clean room, great location, only prob was 4 flights of stairs to get to room,but that was my own fault for not looking at reviews before I booked. Didn't make a difference to our stay, will definitely stay again as its a prime location for seafront activities.

We popped in for breakfast on a Sunday morning. There was just a really strange vibe in the cafe…

- We had to pay upfront when ordering.
- Whenever guests came in they were “greeted” with the host explaining how many other guests he had waiting.
- He wrote down our order and then asked for it again when he entered it in the till.
- The lady who was cooking the food ran through list of items she was out of.
- When my food came it was on white hovis rather than sourdough as advertised, and it was cold and unseasoned.

We left thinking the cafe had so much potential, but it’s not somewhere we wanted to stay and regretted ordering our food.
