Brilliant location so close to the beach front. Staff member was very friendly and helpful, room was very clean and good condition. Comfy beds .Good price per night also. WiFi available, very handy to have a clean mini fridge. Would definitely stay again!

Having to attend a friend’s event north of Great Yarmouth on Monday morning and wanting to avoid having to drive up from London early we were after a B&B for Sunday evening and picked on this one as it was a reasonable tariff for the Superior Double room on a room only basis, which suited us as we didn’t really have time for a full English breakfast.|I was a bit suspicious of the number of one post wonders bigging up this B&B with five star reviews here but there were enough genuine reviews, especially on other booking sites, that convinced us to go for it and overall it was the right decision.|Bit of a strange set up as I got the impression the owners do not live here but have other properties. On arrival you have to phone a mobile number plastered on the front door and then someone (possibly the owner) comes to let you in and explains how things work, and most importantly sorts out the resident parking permit if you have come by car and gives you the number to contact if you have any problems.|As mentioned, we went for the Superior double (Room 3 and the one in most of the photos) which was quite spacious and big enough to accommodate both a double and single bed and a two-seater sofa without feeling cramped. It was generally clean, with fresh bed linen and fresh towels. However, the carpet had not been hoovered as the glitter sequins from the previous Saturday nights revellers who stayed in the room were still all over the carpet. But, in fairness I am sure they would have sorted it out if we had contacted them, but it wasn’t a big issue for us as we were only there for one night and more interested in watching the men’s singles final at Wimbledon in our room than being disturbed again. And this point was outweighed by the several positives with the room (nice décor, plenty of Teas and coffee and milks, free water bottles, a small box of essentials in case you forgot them, an efficient upright fan heater, power points by the bed with smart phone charging points and very efficient and fast enough Wi-fi).|This first floor room is front facing and benefits from large bay windows which makes it quite light. But the downside is that it faces the street and the street is quite busy as it is full of B&B properties with people coming and going, especially due to its proximity close to the seafront. And the other noise issue is the seagulls who perch on nearly every chimney pot., However this is an issue for the whole of Great Yarmouth not just this B&B as an evening stroll round some of the residential back streets north of the town showed that they are a real problem for everyone here. Fortunately, this is where the upright fan was very useful as when on cold setting its not too loud to be intrusive, but loud enough to drown out street conversations and take the edge of the squawking flying nuisances.|The location is very close to the seafront, and its only a two minute walk to the Brittania Pier and the start of the so called “Golden Mile”. So you are close to all the fast food and slot machine action if this is important. However if you are after decent restaurants and food pubs that provide an alternative to chips you will be hard pushed to find them in what passes as the golden mile nowadays. But my recommendations would be the Mermaid Bar of the Prom Hotel, opposite the Arc Cinema, which I thought was the best of an average bunch for real ales and pub food. And then the Lion pub round the corner further away from the seafront was a cosy friendly locals pub for a quite pint. But the best pubs in Great Yarmouth are more around the North and South Quays on the other side of town closer to the river.|

While the room it's self is tidy looking enough the cleanliness of it was not 100% the on suite toilet and shower floor was sticky while the loo and shower looked clean enough there was an over site of a can of drink left on the ledge of the shower the wall mounted TV was dusty enough to leave a line in it when swiped with your finger, below that was a set of draws with a recipet behind it from aug 23 ?. kettle and tea making things on top of which the 3 cups layed out were dirty with rings inside dident use them. Small fridge in the room was a nice touch but dident seem to get cold to keep the milk cold dusty window seals and door frames.
The number one complaint would be the ready bad smell of damp that hits you as soon as you step to the door thankfully that reach the room we were in.
this place could do with an overall good deep cleaning and spruce up that would bring this place up nice and meet the 9.1 rating is says, at the moment I would not say it meets this rating at present

Simply perfect. The owners were friendly and helpful .. even coming to find me when I took a wrong turn en route from the station. I stayed in the cleanest room I've ever seen. Breakfast was delicious .. generous portion of kippers, delicious full English (and yes they are happy to swap things eg if you don't really want mushrooms!). I loved staying here, and I shall definitely be going back.

On arrival at hotel we were greeted and pointed to our room. The room was at the back of the hotel on the ground floor. The room initial impression was dark. I get the use of energy saving lights but probably needs a higher wattage to light up first impressions. The room had a fridge (unstocked), a small TV and the usual kettle and limited tea and coffee with small number of plastic milk containers. The bathroom was backing into this room and smelt of disinfectant (TCP?) . |The back room was large with a double and a single bed. |Ok - now the negs. Carpet felt 'dirty' underfoot and well troden. The walls in the back room were awful. Slimy and not clean. The back room appeared to be at the end of a road and so I felt uncomfortable leaving window open to air the room. Also noise from the road kept me awake at times especially with somebody trying to park their car late at night. |Contacted the hotelier about the room, and got a response that they would sort in the morning. We were there for one night. To their credit they did not ultimately charge for the room but the room should not have been offered without it being cleaned down. |

I accidentally turned up a week early like an idiot.
A young man came to meet us when we rang the number on the door.
He was incredibly helpful and although he was booked up that week he helped us find an alternative as we had driven 5 for hours.
Not only that, he then arranged a full refund for us when he handed NO obligation to do so.
Now that is OUTSTANDING customer service. Based on this alone, I can strongly recommend staying here as if the staff go above and beyond like this then I can only imagine that they are fantastic hosts.
I will definitely be staying in their guest house soon an hopefully I'll book the correct dates next time!

Room was basic and small but clean and we only used it as a base. This place isnt the Ritz but if you want the Ritz...pay Ritz prices...

There were no staff present AT ALL during our three night stay. The kitchen apparently wasn't working so no breakfast on offer. They blamed a roof leak but there was no evidence they were trying to fix it. My suspicion is that it was actually down to them having no staff.

Location wise, it's excellent. Very close to the beach and town.

The place is ideal as a base but don't go with high expectations.

We booked a 2-night stay well in advance, and 15 minutes before we were due to arrive I received a call saying there was no light in the room. Initially, they said they would book a room in a nearby hotel, but then changed their mind to say that they would refund our original booking, and then we should book another room ourselves. I agreed that I wouldn’t mind doing this, because the staff sounded frazzled and despite being on the motorway with little internet connection, I thought it would be easier to arrange our alternative accommodation myself.

I’m not giving 1 star because the staff on the phone did sound very apologetic, but I was surprised that they only checked the room was suitable for guests 15 minutes before our arrival… not sure what that says about the management 😂
