Stayed for 2 nights in The Cairns, brilliant location minutes from the rail station, sea views, close to main high street. Landlady very obliging couldn't do enough for us during our stay. Was my brothers 65th and she took the trouble to leave prosecco, lovely gesture. Rooms and whole establishment absolutely spotless, not sure you would find any cleaner anywhere. Would 100% recommend the Cairns and would stay again without a doubt. Thank you

The best hotel experience we have ever had, Michelle and the team could not have made us more welcome, facilities are excellent. This was our second stay here and we will definitely be recommending it to others. Excellent location. Fantastic hosts.

Michelle is an excellent hostess, who uses digital technology to communicate with guests efficiently, giving easy and quick access to the accommodation (no room key or card to be mislaid!) while also providing a home from home atmosphere indoors. The Cairns is spotlessly clean with lovely large mugs for tea/coffee, along with biscuits, to welcome you in your room. Though breakfast not included, a room is available with appliances for guests to use for any meals/take-aways. She is also ready to give local information in person or can be quickly contacted by text or phone. A well-run, good value, dog-friendly guesthouse in Leven - many thanks for our pleasant stay, Michelle!

We stayed here while moving our son into university at St Andrews. Leven is a little further than we had planned but a nice little town in its own right and only 30 minutes from St Andrews. The Cairns is a lovely property, smart and impeccably clean. Check in very easy and room comfortable and well appointed. Would definitely recommend!

Absolutely would recommend this gorgeous guest house 100% - I stayed recently for a couple of nights and I honestly didn’t want to leave. The hospitality from the ladies Michelle & Shelley was amazing and I have to stay after staying at many well known corporate hotels for many years - I really loved the personal touch of being here - everything was just perfect and the ladies made sure I was welcomed and told of all the local amenities and lovely walks - which really made me feel special. The location is perfect to fall asleep and wake up to the sound of the waves was absolute bliss. Can’t wait til next time. Xx

Had a lovely stay, Michelle was a big help advising us the best way to get from Edinburgh airport to Leven bus station. We just loved "The Cairns" beautiful room with private shower and access to a bathtub and large shower along the hall. The whole place was spotless, comfy bed a d cozy duvet cover. We used the bus to go up and down the East Neuk of Fife, ate fish and chips at the "wee chippy" in Anstruther, fabulous steak pie at the Windsor Leven, walked the beach and had a fabulous stay.
