Starting with a very positive positive - The Coach House is ideally located for exploring Canterbury City Centre, Cathedral, St. Augustine's Abbey, etc without the need for a car. Tesco's for everyday essentials and Boots for emergency medication is right across the road. The guest house is dog friendly and the owners were very kind and loving towards our Labrador retriever.||As a B&B, we were rather surprised to find that no breakfast was to be included during our three night break. Breakfast is only served on Saturday and Sunday, we think.||Dear Joanne|Sorry but breakfast is not included and not available at The Coach House.|There are many places close by where you can have breakfast. A couple of Cafe down the road when you turn left coming out of the building. If you want cooked breakfast, there is a place on Castle street called Chatterbox. Alternatively, there's Bill's and The Ivy on Rose Lane which are a bit pricier.|Have a great stay!|Ben||There are seven bedrooms and owing to the age of the building and size of the Guest House, it would not be practical to put a lift in. You can select a room option, so FYI, rooms 6 and 7 are on the ground floor. I had booked room 1 assuming it to be ground floor, but it is 1st floor. The stairs are narrow and rather awkward for those with mobility issues.||Our en suite comprised a nicely sized shower cubicle and a sink in the bedroom and a toilet across the landing to be shared with room 5. Our room was a good size, but the walls and ceiling were in need of sprucing up somewhat. The bed was rather hard for our liking, but that's our personal preference.

The hotel is in a fabulous location for access to the centre of Canterbury, the cathedral and the many varied shops, restaurants, bars and cafes.|The bedroom and adjoining bathroom were large and warm with clean towels and bedding. The floor underneath the bed was rather dirty with old sweets and other bits there. Also some item had been left in the bathroom drawer and the bedside drawer.|Before booking the hotel we read information and reviews but we were rather surprised regarding the difficulty of the stairs for accessing Bedroom 3.

Great location inside the walls. Room was ok, bed was hard but that seems to be normal. But the noise!!! Birds start at 3am, no idea why they are awake, but so noisy. Truck’s outside at 5-6 am very noisy and restaurant next door chopping veg can be heard through the wall. If you don’t mind a little noise the place is sufficient.

Booked here for a short break. With parking included it was lovely to explore on foot. You can reach cafes, restaurants, the busy high street, cathedral, museums, theatre and the cinema - all a short walk away. Rooms are cosy, warm and have all you need for a short break. Great place to explore from. In warmer weather there is a small courtyard to sit outside too.

Small reasonably priced hotel set in the centre of Canterbury. Ideal if you want to explore without the need for a car and ideal too for a short break. You can reach on foot numerous restaurants, hordes of shops, multiple museums, the cathedral, castle walls, cinema and theatre - all between 5-10 minutes walk. Ideal location therefore. The rooms were cosy, warm and had everything you need for a short break.

Lovely Georgian building which has converted well to a modern hotel. Large room (Room 3), well decorated with plenty of storage space for clothes and belongings. Extremely comfortable bed. Separate private bathroom half a dozen steps away on the same level, well organised and spacious. Large window so fresh air and masses of light. No one else on the same floor. Steps to room are not suitable for anyone with mobility issues. Hotel very near the main high street but away from the bustle at night. so is quiet. Charming French host who was patient and helpful. Perfect for solo traveller. I would definitely stay here again.

Pros:
- Not super expensive
- Great location in town

Cons:
- 4 parking spots for the whole hotel, seemingly first come first served (£5 per day) with no nearby alternative.
- Annoying screeching alarm that woke me up multiple times throughout the night that I had to silence in the hallway.
- Thinnest toilet paper on planet earth.
- I could hear everyone in the hallway, no noise isolation in the rooms.

Basically I would only come here if you aren't driving.

Be careful when booking ensuite rooms. Ours (room 1) was listed as ensuite, but only had a sink and a shower. The toilet was in a shared bathroom upstairs. I can only imagine how many people have pissed in the sink 🤣
