A brilliant stay! Simon was so kind and helpful, the beds were so comfy we slept like the dead and had to be woken in the morning by a friend. Breakfast was incredible! A lovely lovely place and we hope to return. Parking super helpful too.

Got to the property after a full day of shopping. Telephoned the number on the door and spoke with Simon. He was out at that time but explained the location of the keys and told us our room number and location. Asked us about breakfast the next morning and asked for a time that suited us. |We were in number 15. Once inside our room both me and my friend were really pleased. The bathroom was a good size. With a good size shower, loo, sink and clean towels. The water pressure was great and at a good temperature. There was a little kitchenette area where there was plenty of cupboards, fridge , microwave and kettle. The bedroom was really good. I ordered a twin room and that is what we got. A double bed and single bed, a sofa, 2 wardrobes, table and chairs and a telly. It was very warm and comfortable. Just what we needed after our day out. |We went out for something to eat later came back and settled down for the night. |The next morning we went down for breakfast and was greeted by Simon. Who makes a mean coffee. |There was orange juice, tea or coffee, a few cereals, toast and a good cooked breakfast. Lovely. |Simon explained the checking out procedure and left us to our food. |We finished our breakfast got our luggage and went on our merry way for another day of shopping. ||The first words out of my friend’s mouth was ‘I would stay here again’ and I totally agree. |I must admit, when I read the negative comment(s) about the booking I did think again. Yes, it is an old care home and yes there is a stair lift but being less abled than most it was brilliant for me. I didn’t use the stair lift I might add the stairs were comfortable to walk up. ||Try it for yourself and make up your own mind.

Don't visit. |Turned up. No one there on arrival.|Had to phone Simon the owner. He stated straight away..don't use the ensuite bathroom. |We had a look and the first thing we notice was the smell of cabbage and sewers coming from the ensuite.|Rang to let Simon know and asked if we could move to another room but he said there wasnt one. He didn't seem shocked or surprised about our complaint and said he would sort it!|We had to go out and on returning later, the only thing it seems he had done ,was spray air freshener which didn't hide the smell and still not able to use the bathroom. Simon had said when we first arrived to use the toilet across the landing. He wasn't around to be able to talk to so we messaged him to let him know we wouldn't be staying, so we left.|I've emailed him and text him, but no response.|The £91 for a very smelly room with an ensuite that wasn't available to us, with a sign on the door that said ' dont use' and also looked really shabby like an old people's care home, was absolutely ridiculous. |Good luck to whoever stays here. If you want the feeling of visiting an elderly relative at a home which smells, which even has a stairlift leftover and don't want any sight of the owner, you've struck gold.

Arrived. Simon not there. Phoned him and he stated we cant use the ensuite. Went to the room. Bathroom had note on stating not to use the bathroom. Smelt like cabbage and sewers. Phoned Simon asking for another room but he stated none available but he would sort it out.
We went out only to return with Simon nowhere to be seen and the bedroom smelling the same just with air freshener trying to cover it.
Messaged Simon to let him know we won't be staying and left. No response from Simon.
Then text him and emailed him and still no reply.
So for £91 for a room with an ensuite that couldn't be used and all the area smelling awful, and Simon knowing this before we arrived, I'll be taking this further.

The Lawns Tea Room B&B is a relaxing and a lovely place to stay. Lovely room and a great full English cooked breakfast. Simon is a great host and the little village of Ashcott is a great place to be based if you want to go to Taunton, Bridgewater or Street where Clark’s Shopping village is.

Went down for Bridgewater Carnival. This lovely b/b was just perfect from the lovely Simon, the decor,the excellent breakfast and the cosiest of rooms. Even a stair lift although not that many stairs. Bedrooms we had both had wet floor showers and bed was one of the comfiest I’ve slept in. Simon and his daughter made us very welcome and nothing was too much bother. Ashcott is so central too. It was that good we’ve booked again for next year

Very nice quiet bed and breakfast.

We'll address the elephant in the room, yes it used to be a care home and there's no disguising that. But don't let that put you off.

It's extremely clean and tidy, rooms are cosy enough and functional.

The area is very quiet, but check opening ti es of local pubs for food, as some don't open early in the week, so you may travel a bit for food.

The breakfast is excellent and the hospitality from the owner is excellent.

If you're looking for a nice quiet b&b in this area, you won't be disappointed.

Returning on a trip from up country and wanting to visit the local nature reserves in the area The Lawns Tea room and B&B is ideally situated within a couple miles of them. Nothing was too much trouble for the owner, Booked our breakfast which was lovely and cooked for our required time. Room was clean and everything we needed was provided. Super comfy beds, tea/coffee in the room and nice and quiet at night. Highly recommend if your intending to visit RSPB Ham Wall as you can get an early start. Will be booking again in the future.
