The room quality was excellent and couldn't be faulted. However having to walk the hundred metres or so to The Feathers for breakfast is a downer and is a serious consideration for those booking in here. Perhaps the owners ought to think about at least offering some sort of self service continental style food on the premises for those who don't wish to avail themselves of a possible walk in the rain for a cooked breakfast at The Feathers. | Parking availability is not ideal either. Although there is 'planning applied for' to alter/increase the car parking space, the present area without marked parking bays is a rather chaotic 'free for all'.| Would I stay here again?........no, I wouldn't. When I drive to an overnight stay I want hassle free car parking, an on site bar for a 'wind down' drink and somewhere I can eat breakfast without an atmospheric walk!

I was decamped from my home for five nights. Long story. Too long to bother with here. I was given a room, a double, at the Lawns Rooms in Holt. B&B.
I had a lovely room, facing a garden, although it being winter, was very pleasant. My room was very hot, bit like the Maldives. I turned the heating down in the corridor, nobody seemed to mind. The bed was lovely and comfortable. And the staff were great. If I ever have to stay away from home again, I hope I get to go back to the Lawns. I had some very comfortable sleeps.

Luxury at an affordable price. So nice to have large rooms with bathroom actually containing a bath! A few maintenance items could do with the management getting on top of before they start to lower the quality of the rooms. An amazing breakfast at the main pub/hotel round the corner is a short walk, but that means that the rooms here are much quieter.

Does what it says in the name and is literally a rooms only establishment. Used as an annexe to The Feathers Hotel a few hundred yards away, this place is fine as long as you don't mind a walk in the fresh air for breakfast.

We spent three nights here in May and thoroughly enjoyed it. We had a large room on the first floor - very comfortable and well-equipped, the bathroom was spotless. If you're having breakfast at The Feathers it's a couple of minutes walk away, but we enjoyed the walk. Putting a fridge downstairs with fresh milk for guests is a nice touch. We had stayed here a few years ago when it was an independent hotel and were pleased to see it so nicely refurbished. Wouldn't hesitate to stay here again.

We were supposed be staying in a hotel here and were a bit surprised it was rooms only, there weren't even any staff on site, just some phone numbers to call if there was a problem. The rooms were nice enough, although some cartons of milk would have been appreciated instead of getting it from a shared fridge in the main building. It just curdled in the heat after a few hours.

For breakfast we had to walk up the road to The Feathers , which is fine in good weather, not so great in a torrential rainstorm.

The rooms are well placed to get the shops etc in the centre of Holt and there is plenty of parking.

Our room was very large and best described as "sparse". Just one chair at the desk and that was it, even though there was plenty of room for a small settee. The room was at the front of the hotel facing the main road which was VERY noisy. As the temperature was in the high 20's it was necessary to keep the windows open during the night. I'm afraid to say the room was not very well cleaned. Dead flies on the window ledges and carpet were not removed. I had to ask the cleaner to clean the shower waste pipe as using the shower caused the water to overflow the tray onto the bathroom floor. We had four dinners and the food was excellent. However, on two nights the service was appalling having to wait over three quarters of an hour for our main course after we had finished our starters. The staff were really lovely.|If you are booking the Lawns, I suggest you ask for a room at the rear.
