This hotel is terrible the first room smelt of sewage, and had a snail on the curtain, the second room was better but the toilet was broken, the bath was stained, the shower was a rubber pipe fitted to taps, the floors had not been cleaned, it was generally dirty apart from the sheets and towels, only saw one member of staff definitely no cleaners dodgy electrics all extension leads,
we booked for two nights only stayed for one daren't even try the breakfast. would not stay again or recommend this to anyone

First we missed the entrance, of the two signs one was laid on the ground and the other overgrown and obscured. The driveway was uninspiring, a single track around 150m long, in need of repair and covered in moss and tree debris. The parking area was occupied but we managed to park the bike in front of a pile of rubbish, mainly toilet boxes obviously there were repairs being done. First impressions were of a hotel in the process of refurbishment.
Reception was OK, booking in painless and quickly shown to the room. Only one towel provided for two guests but extras were provided on request. The room carpet was obviously not cleaned since last guests. There were only two electrical sockets, one occupied by an air freshener (not working) and the other with a 4way extension. The extension had a broken earth pin in one socket so unusable and unsafe. One light fitting was loose on the wall, but at least it didn't work. Decorative order was poor but adequate. At least the towel(s) and sheets were clean.
Bathroom would be OK if it were clean, shower area was tatty with some black mould and occupied with spiders on the ceiling. We were not inclined to use the shower. Bathroom bin had not been emptied and the toilet had not been cleaned (for some time) and the seat poorly fitted. There was black mould on the end (outside) wall.
There is no excuse for poor cleanliness.
I suspect that one of the refurbished rooms would be acceptable, but the old rooms are in need of serious TLC. At the moment I cannot recommend the hotel.

Set in its own its own grounds. The approach to the country house is delightful. I saw a few rabbits in sections of the garden.

The hotel does need updating/ modernisation, this is just decorative really. I noted that they were in the midst of decorating one of their downstairs lounges.However it was clean, the rooms spacious and our room had a view of trees/ greenery.

They are not doing breakfast currently, so cannot comment on that.

Staff were friendly and helpful.

Staff - very polite, late check in was accepted.
Place - hidden behind bushes but can be found easily.
Interior gives you imagine how feel your granddad when he comes to fresh modern hotel. For last 30 years there one piece is added - 22 inch TV.
Never ever have seen trouser press!! That was something new for me. 🙂
Good place were you can stay for night on business trip when you are tired as dog. Fresh air gives you deep sleep. Somewhere nearby is small town (4k population) and few pubs. I didn't check them because late came and early start my next day.

We arrived on a Friday evening having been to Cadwell Park. We were soaked to the skin, muddy and cold. The owner Kevin welcomed us with a friendly smile and took all of our wet motorbike gear into the drying room. Nothing was a problem for him.
Breakfast was excellent and there was a good choice of food.
Our room was comfortable and had everything we needed.
Kevin just made us feel comfortable and welcome.

Probably the WORST HOTEL STAY of my adult life...

Let's start from the beginning. We saw a lot of nice reviews, lots of them mentioning breakfast, but we couldn't find any mention of breakfast on booking.com, so we called the hotel to ask about it before we booked the hotel. We talked to a member of staff, who told us that breakfast was available. We asked if it was included in the price of the room & were we told that it depends on the room. After a brief conversation we were informed that the breakfast would be included with our room.
Once we arrived in the hotel & asked about breakfast we were told that by THE SAME PERSON that we talked to us on the phone, that there is NO BREAKFAST AVAILABLE "because of covid". They also have no recollection of talking to us just a few days earlier. We weren't happy, but then... things happen.
Initially we thought it was a mistake, especially that the housekeeper is not a native speaker & sometimes doesn't understand things. But after talking to other patrons we realised that they were also promised breakfast! So it's clearly a lie to tempt clients into booking.

It quickly became clear that the hotel recently CHANGED THE OWNER and it NOTHING LIKE ALL THE OLD GOOD REVIEWS SUGGEST. No breakfast, no bar, nobody qualified.

The person in charge had ABSOLUTELY NO KNOWLEDGE OF THE AREA. They couldn't even recommend a place to eat in Market Rasen. We were later told by another inhabitant that the receptionist didn't even know where the race course was, which is the most important thing in Market Rasen... So there we were in Lincolnshire, hoping to get some recommendations & the person in charge told us that they just got here very recently. They had absolutely ZERO IDEA ABOUT RUNNING A HOTEL!!!

I decided to stay calm & just run with it, because the room was big & it looked cleanish... Until I went to the BATHROOM! There were 5 GIGANTIC SPIDERS living happily in the bathroom above the sink & the bathtub. They had clearly been well established & living there for weeks, which tells you a lot about the real "cleanness". Clearly cleaning meant changing the sheets & putting the new towels on. Considering that the housekeeper was on their phone every time we saw them, means that they actually had time to clean the unused rooms properly, they just didn't. No sure why. Also a dead shrew or mouse was lying in front of the front doors for at least two days! That's cleaning for you...

And last but not least... The water pressure... Later it got a bit better, but the first time I tried to shower it was almost impossible. I'd say maybe a teacup, maybe two of water every minute. It was horrible. It got a bit better later, but still far from a comfortable hotel shower.

The housekeeper was generally nice & when we asked for e.g. more sugar or toilet paper, they provided immediately. It just shouldn't be something that you have to ask for. Clearly nobody enters the rooms when you are away, which I know is a good thing for some people, but it also means the same sheets & towels for all your stay, an unmade bed, an unclean bathroom & unemptied trash bins during your hole stay.

TLDR?
NO BREAKFAST, NO BAR, STAFF KNOWS NOTHING ABOUT THE AREA & the cleanness is highly questionable.

Good things? Big & free parking space & generally big, although outdated rooms. Also cute bunnies running on the grounds. That's that.

On arrival there was no one at the property, they had left a piece of paper with a telephone number on to call. When booked on Booking. Com it was booked as a double room. We were shown to our room, the last one on the top floor. It was 2 single beds. Straight away I told the man it was a double room we had booked, but he said no no twin room. I showed him my booking on my phone but he said they we're fully booked. He said we were lucky because this was the last room and he couldn't move us. I actually booked on 28th July 2022 for 3rd August 2022..
When the man had gone to show someone else to their room did we realise one of the single beds was actually 2 mattresses on top of each other, no base at all. There was no light shade, just a bulb, the shower was one you attach to the taps, this was just thrown in the bath, there we're 2 pint glasses in the room, I wouldnt have let a dog use either, they we're really dirty. The sink in the room had no hot water and there was no window or ventilation in the bathroom.
This is a hotel I have passed for many years and said I would go one day, now I wish I hadn't. Me and husband even considered sleeping in the car instead, but we had no toilet, so decided the sooner we got to sleep the sooner it would be morning.
I know the room was expensive but I at least expect hot water and a proper bed.
