Sarah (general manager) & Staff were so Welcoming, friendly and couldn't do enough. The bed was so comfortable, free wifi, free breakfast (had everything you could want) We heard from other guests the meals were lovely to (we never ate in the hotel)|We were up for Perth Races, this was the perfect location, about a mile from the town, if you are fit you can walk to the town! The bus stop is just round corner of hotel! nice outside seating area. Hotel bar is open late! we even got invited to join an 18th celebration ! Everyone was so friendly made the ambiance even better! Karen & Garry (Kaz n Gaz) Edinburgh. "We will be back"

An impromptu stop in Perth was just looking for somewhere to sleep and recharge during a road trip. What a mistake. Honestly wished I had slept in the car. Room dated, grubby requiring major investment. The shower was either scalding or like ice no in between. The noise from creaking floors and paper thin walls was not conducive to sleep whatsoever. I was kept awake most of the night by someone snoring. I had to keep checking no-one had sneaked into my bed!!! Positives we're the staff and breakfast. I hope the owners reward their staff for being so positive whilst working in such a shabby establishment.

Can't speak for the rooms as only went to the Tartan Steak Bar and Grill for a meal. Service good and good value for money, however, restaurant is in a bit of an odd setting. It's in what used to be a function room so the tables are on what used to be the dance floor. They have now added some diner style booths around the edge of the room which adds to the odd feeling, it just doesn't work! Decor hasn't changed since we had our wedding reception in that function room 12 years ago.

Only good thing about this hotel - the location.
Room, every floor board creaked, curtains were dirty, mold in bathroom. Could hear the room above all night long talking.
Breakfast, child’s plate, food was cold & not enough.
Staff, lady on reception was lovely, that’s all that can be said.
Watched the four in a bed episode just for giggles, false advertisement at its finest!!

Location great, hotel is a bit tried restaurant needs revamping,. For some reason someone has painted 3 areas on the ceiling which was strange. Shower ran very hot even with the cold on very dangerous. Saturday breakfast was dry Sunday due to more people was a complete buffet which was slightly better. The extra pillows where very lumpy but bed comfy. I was expecting the bed to be made and new bottles for water for drinking on the second night, there wasn't many people in on Saturday night. I was looking for a nice break as I had just been told I couldnt go on my holiday later this month due to ill health. I Would like the Hotel inspector to go in as I think the hotel is trying to do to much

Nothing like the pictures on the website page. Everything dirty and grimy. Dead flies on window sill. Door entrance to accommodation grimy and dirty. Ample parking. Smashed window in the food area. Breakfast abysmal. Large urn for hot water for tea and coffee. Buffet style breakfast. Staff lovely and very helpful. Wouldn't go again

Ok so I’m not a snob but At one point in time this would have been a cracking hotel. I travel a lot for work and stopped in a lot of hotels but Sadly this one it’s lacking some tlc . The staff are friendly. The food is ok. Sadly the room I stopped in wasn’t so good. Curtain pole fell off the wall as soon as I touched the curtains. Shower was ,well a dribble at best with no water pressure and the shower head rail fell out of wall. The bed was comfy as long as you slept in the middle of the bed. The window couldn’t be shut unless you used a lot of force. After a 8 hr drive and a days work on top of that was looking forward to a hot shower and some sleep. Sadly I didn’t get either. I will say tho. Lovely area to be in and when I raised my issues the staff couldn’t have been more positive, so that was a plus.

Unfortunately, my stay at The Lovat Hotel was disappointing. The hotel is in desperate need of refurbishment — everything from the decor to the facilities felt outdated and very tired. The room itself had several issues: the shower had poor water pressure, and the windows wouldn’t close properly, which meant a cold and noisy night.

Overall, the experience fell far short of expectations, and I would not recommend staying here until significant improvements are made.
