🟢 Positive:

✅ Staff were great, they were very kind and willing to help.

✅ Veggie options were available for breakfast.
Toilet was clean.

✅ Free parking at the back.

🔴 Not good to me:

❌ The area around the toilet seat was little; very uncomfortable.

❌ The room had only a small window, and the toilet room didn't have any windows. So not a proper ventilation really.

❌ The room was small.

❌ Corridors stank, not an absolutely terrible smell, but also a bit unpleasant - I didn't like it.

📝 Overall
Given the low quality, my stay should have been way cheaper.
So, it did NOT seem to be as a good-value-for-money hotel.

The shared bathroom is less than desired, but it's kept clean. Lee & Andrea really know how to make guests feel welcomed, with a nice relaxing environment and vibe. Definitely more suited for people on the road for work but would stay again to enjoy the social atmosphere.

This hotel has to be the most dirtiest and unclean hotel we have ever stayed in, there was water leaks in several rooms in which the management did nothing about. We would not recommend this hotel to anybody. The staff are terribly unhelpful, and seem to spend the entire shift drinking. The rooms are cold and damp and stuck in the old ages. The car park is not a sale place to park due to local people trying to get in to vehicles. This public house should be shut down and taken over by someone who has managerial knowledge and ability. We are extremely disappointed in this public house and hotel and will be taking it further. The cleaners are more use to a chocolate teapot, they make up stories about how unclean the rooms are left to charge more money for the room. ||The manager is also unable to talk to customers himself and passes on messages to newly employed staff.||Please avoid this hotel

This was exactly what I needed at the time. A budget room. Clean. Generous biscuits, water, tea things. A warm welcome on a cold night. WiFi. TV.
Loo and showers way down the corridor...would be much better if the doors to get there didn't make such a loud noise! Breakfast is Generous and they went to some trouble to make it gluten free and the eggs just to my liking. Friendly and homely. Shop nearby.
I'd certainly stay there again.

This hotel is possibly ok of you're a single guy staying here for work, but otherwise, avoid. You have to give card details and permission that they can charge your card however much they want at the time you check in "in case of damage", which is laughable given the state of the room! There was no mechanism in the bathroom door so not possible to close, let alone lock it. There were holes in the wall where presumably a toilet roll holder and towel holder may have been? The walls are paper thin - you can hear everything and vice versa, you will have no privacy. The floor boards are the loudest and creakiest imaginable - you will wake all members of your room should you need the bathroom. We won't be returning.

Solid breakfast as mentioned by others. Crispy fried bacon and beautiful soft egg. Sausage also tastes good. There are white and brown toast slices and many toaster slots. I really like the family feeling.

The inn itself is small but adequate, for the price. I am slightly regretting for not bringing slippers as the carpet looks dated, and the bedding is also a little old and smells damp, but otherwise the room looks clean. The staff are constantly vacuuming the public areas too, so perhaps it isn’t that bad…

The shower has surprisingly high water pressure and nice temperature.

The windows are small and not much ventilation. I am fine with the 20 degree summer nights, though my friend found her room too hot and stuffy— and her window opens to the corridor. Rooms are tiny to be honest but just enough for a quick one stay. It’s also not loud at all considering it’s a pub, despite some squeaking floor.

The front desk lady is super friendly. The pub goers are also nice and not the intimidating type.

And the pub welcomes dogs!! I saw a huge Irish wolfhound, which made my day.

I have nothing but positive comments about this place. The people who run it are amazing. I stayed here only for a night with my wife and toddler. We arrived very early and didn't expect to check-in to our room but instead to just leave our luggage and return later to check-in. Lee who checked us in advised us that the room was already prepared and we could check-in to our room. It was a godsend as we had spent over 12 hours of travelling getting to Dunstable from overseas and we're extremely tired. We also were not able to make it for breakfast the next day because we had an early flight out of Luton but Pat the lovely cook was very generous and cooked our breakfast on the day we arrived. It was a proper and delicious English breakfast. Tea, freshly brewed coffee, cereal, bread and all the condiments you'd needed were also provided. The pub is a traditional English pub with a warm and welcoming atmosphere and would recommend it to anyone. The B&B rooms were clean and comfortable with tea, coffee, milk, biscuits and toiletries provided in the room. I will be back 100%. Massive thanks from me and my family for the amazing stay we had.
