My daughter, myself and the dog went for Sunday brunch as a non resident.
What an absolute gem this place is. Wonderful friendly service, great ambiance with a lovely courtyard. Probably the best brunch I’ve had out for a very long time. Very dog friendly too. Will definitely be back.

We had a great stay here recently. Lovely well equipped room, extremely comfortable bed and large bathroom. Everything was immaculately clean - can’t fault it. |We both enjoyed a delicious full English breakfast which well deserved its award winning status. |A great host, extremely welcoming and engaging. Fab boutique B&B, allocated a room with no bath, requested a room with a bath, no issues whatsoever. Room was fab, Andy the owner very down to earth and helpful with suggestions of where to go for our stay in Lytham. Would highly recommend and we are already looking at booking again very soon!

Great hotel, gets 5 stars from us. Room was very clean and comfortable. Bed was very comfy, and the bathroom had a lovely walk in shower.. Had breakfast on both mornings of our stay. The food was amazing and nice and hot.
Andy and his staff are very friendly and professional.. Their hotel is up their with best. Thanks for a great 2 night stay.

Well worth the short walk up from the village. The Rooms is a real hidden gem. Stunning brunch. Definitely recommend the “Arnold Bennet” omelette. Great friendly service too. Oh and dog friendly if you’re out for a walk.

The Rooms is a great place to stay in Lytham. It’s very central, minutes from anywhere. Nice rooms, comfortable with everything you’d need. An amazing breakfast - absolutely delicious - and super friendly host. Overall excellent value for money. Recommended.

To say b and b is a massive understatement, high quality rooms, fantastic breakfast with super friendly host and attentive staff.
We also had lunch there and the food was delicious, highly recommended to anyone fancying a break on the fylde coast
