Nice area and only 20 mins walk to central Hastings (or 40 minutes if you go the nice way, which is what I did- straight down to the sea and the along the promenade). I had a garden roon, which was perfect for me. Felt like I had my own space, overlooking the garden and with a view over Hastings. It had a decking area outside which, with a bit of tlc, could be lovely. Quirky, yes- but when Travelodge are asking more than 2 times the money, a real bargain. Didn't really use any amenities, but was generally clean (although some new pillowcases might be nice). There was no parking at the premises, but finding on-street parking was no problem (no charge).

Needs attention to finer cleaning details and ensure all areas are working and dust free(missing light bulb). Nice breakfast good value good produce. Great service nice friendly staff. The web site needs updating as some information and photos are out of date and misleading (breakfast £8.50 really £11). This is a value for money B&B

I have just had a nice and relaxing stay here. In a quiet area of St. Leonards, but not too far to walk to the seafront nor the main attractions of St. Leonards and Hastings.

The room I booked was a twin with a bathroom and a nice bath. it had a single and a sizeable queen sized bed. The room was clean and had all the amenities needed.

For a little extra money you can enjoy breakfast here as well. There are three options on the menu with coffee, tea, cereal, juice, and toast also available. It was a well cooked breakfast which got me off to the perfect start to the day.

Staff were very friendly and the whole service at the hotel was perfect. Will definitely stay here again in the near future.

Wow lovely hotel. Shower needed to be lower to get into but otherwise everything else was excellent. Add extra days as so good. Made a decision when we need a break will stay here again. We live the other side of Hastings so this was a break after being in hospital. Well done to James and his team.

Food was amazing .. atmosphere beautiful chilled and welcoming . Serenaded in the garden by an opera singer while the sunset . Eating fresh English strawberries and cream ..the proprietor cooked the most delicious delectable meal ...I didn't want to leave...what a fabulous introduction to Hastings ...and the hotel itself is sweetly serenely adorable..I fell in love

This bed and breakfast was in a very good location for getting to and from Hastings, myself and my sister staying two nights in the family at the top of the house which was a nice big room & had facilities for hot drinks which was a nice touch, beds were comfortable so all good there and each time we had any contact with reception the gentleman was very polite and very happy to help, was very quiet at night so we didn't have any problems with getting to sleep, definitely would stay again if we needed to stop over that way again, would recommend this b&b if you are looking for a home from home peaceful stay over somewhere 😀
