Beautiful building and rooms. Room 3 exceptionally good. Very fresh, clean and airy. Bed is very comfortable and with a good size smart tv makes it very homely. En-suite shower is so good, powerful and very good temperature. Good amount of wardrobe space and vanity table. Chris is exceptionally good at what he does. Very friendly (bring up middlesbrough FC) and helpful, cooks a cracking breakfast and caters to any needs. Great place to stay!

Stayed for 1 night as I went to a concert at a nearby theatre.|Fantastic location near to all the great bars and restaurants that Yarm has to offer. Ample parking either in the high street or car parks up the road |Access to the building is via a key code, which is e-mailed to you prior to arrival. |I was in room 3. A lovely, comfortable double room with en-suite facilities, large free view TV and tea/coffee making facilities. Breakfast was superb. I had the full English, but other great options are available.|All in all, a really lovely B & B. Highly recommended

Yarm is lovely. The guest house is well located and perfect. Stayed for 3 nights, slept well and enjoyed my breakfast. I will be a regular.

my wife and i stayed initially for two nights and stayed in room two. it was very easy to check in. large size room which could sleep 3 easily. Shower and toilet very fine. everything worked and was spotless, included was a kettle and tea and coffee. parking as seen in other reviews is easy with £1.50 at the long stay about 140 metres away with free parking on Sunday and bank holidays. The breakfast selection was great and all was cooked to order by host Chris. I had the full English and it was a very good breakfast. we had to stay an extra night and by luck we were accommodated with little notice. we expect to be in Yarm maybe twice a year and we will definitely book here. i do travel for work normally 2-3 times a month so I know a good hotel or guest house and it it the people and the food that makes it for me and Yarm guest house has these two factors.

Very warm welcome from Chris who directed us to our spotlessly clean room 4. A bright spacious room with a large flat screen tv and comfortable bed. Nice toilet and shower facilities including fresh towels, soaps, creams and tissues. The tea and coffee in the room added to the experience.|Excellent range of breakfast items including a superb full English fry up.|A little gem of a place right on the main high street with only £1 parking for 3hours between 9am and 5pm. It was well located for us to attend Yarm’s Princess Auditorium and local restaurants.

We would like to thank Chris for looking after us last weekend, a very friendly and helpful host. We only stayed one night as it was our first visit to Yarm but would definitely stay again and it's great that the guest house is on the high street. Value for money with a good breakfast included. The train we had booked to return home wasn't due until late afternoon and Chris was quite happy for us to use the room until we needed to go. A big thank you from Jackie and Kath.

The Farm Guest House is a lovely place to stay. Its location is brilliant, being right in the village of Yarm with plenty of bars and restaurants to choose from, if you fancy a night out.|The owner Chris is a lovely guy who made our stay very welcoming. My room was on the top floor over looking the hughstreet, which was nice.|Rooms are nice, all with en-suite. |Breakfast was lovely. We had the full English which was cooked to perfection.|Would I stay again? Without a doubt when next in Yarm.
