We usually have a quick check on Trip Advisor before we book somewhere, but on this occasion didn't as we had to book a place at short notice....and boy did we regret not doing so! Firstly the room was pretty plain and the bathroom was carpeted (!). The mattress on the bed creaked at the slightest movement and the springs dug into us so much that we had to sleep on top of the quilt. We mentioned this to the owner next morning who said the matress was reasonably new and we all have different preferences....didn't sound to us that he liked the feedback. Secondly, the breakfast was just awful....you had to make your own toast from brown and white bread (normal sliced loaf) from a plastic tub. Tea and instant coffee you had to make yourself from a hot water machine (not a coffee maker). There was some fruit, cold scones, sultana loaf, and some ham etc, but it all looked very cheap. The yogurts were just supermarket own brand ones, and you didn't even get proper serviettes....just a bit of what looked like kitchen roll. It certainly appeared nothing like a continental breakfast with no croissants or fresh bread in sight, not to mention fresh coffee. We've stayed in dozens of hotels/b&bs and this was by far our worst experience. It's a shame because with just a few changes it could be so much better e.g. new mattresses, proper serviettes, coffee maker at breakfast; some fresh bread and croissants, plus maybe some biscuits for the coffee making facilities in the rooms. They also have this very odd rule that you have to vacate your room at a particular time each day for cleaning (even if you stay for more than one night)...very odd and something I've never come across before! On the plus side it is not too far from town, there is ample parking, and the place is spotlessly clean. So, we were very disappointed and will not visit again....and at £88 for the night we felt it was massively overpriced.

Really surprised to read that last review. We have stayed at this Guest house several times. Once for a Christmas works party in Norwich and more recently in May for a friend’s wedding at the nearby church. We booked an early check in for £15.00 and checked in around about 13.00 – well worth it. The rooms are spotlessly clean and beds very comfy. We had our own key which gave us the flexibility to come and go as we pleased which is really good for a Guest House. It didn’t matter what time we returned in the early hours! Breakfast was really well organised – ‘help yourself’ There was a huge selection of cereals, some fresh fruit, wholemeal and white bread. Try the Jasmine tea it was lovely. We weren’t fussed about a cooked breakfast as there was plenty on offer. On both occasions all 4 rooms were fully booked with one couple saying over breakfast that this was their 5th stay and won’t stay anywhere else in Norwich.

My husband, teenage daughters and I booked two rooms here for two nights two weeks ago. We were visiting Norwich from South-west Wales, as our eldest has just moved there to work and we had a car load of her stuff to deliver. Our travel day began with my husband and I loading the car, then collecting one daughter from college early afternoon to make our way to Yew Tree Guesthouse. Our estimated time of arrival, as I informed the guesthouse (they will not confirm a booking without an ETA) was between 8-9pm. Unfortunately, there had been an accident on the M25 and we were caught in huge tailbacks which added 2 hours onto our journey. We kept the guesthouse informed of our progress through the evening and eventually arrived, absolutely exhausted, at just turned 11, where we were met with a frosty 'welcome' by Helen, and a demand for the full payment of £340 in cash there and then. We've stayed in lots of places and never have been required to pay upfront in cash in full before. When I booked over the telephone, I was told I could pay when we got there, but had assumed that as they did not take credit card payments, we would pay a deposit on arrival. Helen completely cleaned us out of what cash we had between us (£130) and said that if we didn't like it we were perfectly at liberty to leave. Unkind and unpleasant at 11.15pm., although I suppose it was good of her to let us off the outstanding £210 so late at night....... She said she would give us a receipt in the morning, but grudgingly wrote one out when I insisted that I would like one straight away. Then it was as if a switch had been flicked, and her manner changed to most helpful (would we like fresh milk? etc). First thing next morning, my husband went to the cashpoint and drew out the remaining money which we paid to Steve. Again, he wouldn't give us a receipt straight away, and said he would leave it in our room for when we got back later that day. He said that as we had the key, that should be enough. He wasn't going to change the locks. The receipt he did provide later on did not have the name of the guest house on. The room was clean and comfortable; however, the towels were not much bigger than postage stamps and to say that the notices of prohibition, beautifully framed and posted all around the guesthouse, made us feel ill at ease, would be an understatement. 'No guests in rooms, do not take the food out of the breakfast room, strictly no candles or naked flames, remove your shoes if it's wet, it is against the law to smoke (in bold and underlined), recovery fee of £100 if you do smoke, close all doors behind you, don't let anyone in to the guesthouse, keep your television volume down, don't talk too loudly on your mobile phone, vacate your room by 10.30am (even if you are staying over) - you can come back in by 12.30pm - the list goes on and on and on. Either the owners have had some dreadful experiences with thuggish guests in the past or they really just don't like people very much. It goes without saying that they do not accommodate children or pets.... So, if you're looking for somewhere to stay in Norwich which has a pleasant location, is clean, tidy and comfortable, with a pretty reasonable continental breakfast, (cereals, toast, jam, marmalade, croissants - we had egg-filled ones on Sunday which were lovely, cold meat, brioche, fruit juice -ready poured for you in a small glass and no more available - make your own tea/coffee) or full English weekends only (must be ordered by 8pm the night before, and extra charge of £5 per head), and you don't mind the atmosphere particularly, or paying hundreds of pounds in cash up front, this place might be right for you. Otherwise, I'd look elsewhere. Oh - and you may be reassured by the framed certificate in the breakfast room informing you that Helen has successfully completed a training programme on the use of a semi-automatic defibrillator and oxygen therapy. I'm afraid I wasn't. As I remarked to my husband over the breakfast table, if I was unfortunate enough to suffer a medical emergency in that house, I would run out into the street and take my chances with a passer-by.

The Yew Tree is very well situated for visiting Norwich and the surrounding area. We stayed in the double room and had also booked the twin room for my mother as we were in Norwich for a family wedding. The rooms were both immaculate and we were made to feel very welcome. Breakfast was a continental buffet type with lots of choice of fruit, teas, toast, cereals and pastries. It was a nice relaxing break for us all.

Stayed here a while ago. When you are charged a premium you expect more not less! Unattractive very basic rooms. No cooked breakfast just some own brand cereal. Was told people don’t want cooked breakfast. Had this been a budget stay it would have been fine but left feeling ripped off. Was told ‘you booked it ‘

Visited recently but due to wedding at 3pm could not book in after 4pm. They wanted 1/2 of the price of the room to book in at 1pm. Eventually they agreed we could call in and collect the key but not enter room at 1pm. Did not advise that a cooked breakfast had to be ordered before 8pm the night before therefore toast only for breakfast. This was the only place we could find with vacancies. I think previous guests had voted with their feet! Maybe think about guests more in future.

Stayed for one night and would NOT stay again.
The place is clean and close to city centre and these are all the plus points.
The bed we slept in in room 1 was terribly uncomfortable with springs poking into us and creaking on every turn. We told Steve in the morning but he said it was quite new and everyone preferred different things.
The towels where small and thin and the bathroom was carpeted!!
The breakfast was a poor excuse for a continental breakfast. Only instant coffee, a couple of scones and some sliced sultana loaf. Then bread for toasting , white or wholemeal. Cold hardboiled eggs, supermarket own brand yogurt and a few slices of fruit. There was a selection of cereal but no croissants or anything else that resembled the photo we saw on the site when we booked.

We’ve just stayed for the weekend, the place was excellent, spotlessly clean, lovely and warm, the double room was very very nice. Breakfast was great and plenty to eat. The owners were very friendly and very helpful answering our numerous questions about the area. We will be back no question.
